Mark Fix Home Inspections LLC is excited to offer our clients a wide selection of investigative home inspection services. We follow InterNACHI’s excellent Standards of Practice, facilitating the successful purchase or sale of a home through honest and informative assessments of the property’s overall condition.
A Buyer’s Inspection is full visual evaluation of a home’s readily accessible areas that will help you finalize a real estate investment with confidence. We’ll provide a detailed report of our findings within 24 hours.
We inspect the following areas of the home:
- Roof (including gutters & downspouts)
- Structural Components
- Foundation & Crawl Space
- Driveways & Walkways
- Attached Garage
- Exterior (doors, windows, cladding)
- Interior (doors, windows, floors, walls, ceilings, stairs)
- Attic, Insulation, & Ventilation
- Electrical System
- Plumbing System
- HVAC System
- Built-in Appliances
Whenever necessary, we use several specialized tools to help us obtain a more detailed and precise assessment of the home’s condition. This includes: thermal imaging, aerial drone photography, a 360° camera, moisture meter, Spectoscope, and gas leak detector.
Additional Inspection Services
Before you attempt to sell your home, it’s a good idea to schedule a Pre-Listing Inspection. We’ll conduct a full evaluation of the property, providing you with a detailed inspection report that will help you learn about the home’s existing condition. This includes information about existing defects that you can choose to have repaired in order to prevent underbidding by prospective buyers.
New Construction Inspection
This inspection service is for clients who are planning to purchase a newly constructed home. On a day prior to the builder’s final walkthrough, we can arrive on-site to perform a comprehensive evaluation of the property’s condition. This way, defects and safety issues can be identified before final closing so that corrective action can be taken.
New Construction Phase Inspections
This inspection service is also intended for new home construction, but the primary difference is that this inspection will be conducted at multiple phases of the construction process. This allows us to diagnose issues with the home’s construction that may be impossible or difficult to identify once the construction process is further along. We can perform the inspection at as many phases as the client would like.
11th Month Warranty Inspection
It’s a great idea to have your home inspected before you’ve owned it for a full year—the time after which most new home warranties expire. We’ll assess the condition of the entire home, potentially revealing repair issues that are covered under your home’s warranty agreement.
Home Maintenance Inspection
A Home Maintenance Inspection is for current homeowners who could benefit from having their home inspected so that attention can be brought to existing home maintenance issues. We’ll thoroughly inspect the property’s readily accessible structures and systems, providing a detailed report of our findings that includes pertinent home maintenance strategies.
If the seller of your prospective home has agreed to address repair and maintenance issues that our full home inspection brought to light, then you should consider scheduling this follow-up inspection service. We’ll return to the property once the repairs are completed, investigating the condition of the repaired components to ensure that no further action needs to be taken.
An invisible danger, radon is a naturally occurring gas that forms deep underground over long periods of time. Once the odorless gas works its way up toward the surface, it can actually enter homes through cracks in the foundation—potentially causing health issues for residents. Professional testing is necessary to measure the radon levels in a home, and we strongly recommend that all prospective home-buyers schedule this inspection service.
Every home-buyer expects their prospective investment to have access to clean and safe water—but this unfortunately is not always the case. For this inspection service, we’ll collect water samples from the property’s tap and well to be sent off for laboratory testing. The samples will be analyzed for evidence of heavy metals, pathogenic bacteria, and other contaminants.
A staggering amount of homes contain mold that detracts from indoor air quality, causing allergies and a host of other ailments. As certified mold inspectors, we’re able to investigate homes for evidence of mold and the moisture that allows it to proliferate. If necessary, we can have the mold tested to learn about the specific type so that the appropriate remediation protocol can be followed.
100% Money-back guarantee, if I fail to inspect your property, to the InterNACHI Standards of Practice.
